  • A home builder must be registered with the NHBRC (National Home Builders Registration Council, nhbrc.org.za): this is mandatory by law, and a new home must be enrolled with the NHBRC so it carries the five-year structural defect warranty.
  • Confirm your building plans are approved by the local municipality before work starts, and that the contractor is registered with CIPC with a valid tax clearance.
  • For larger contracts check the builder's cidb (Construction Industry Development Board) grading, and confirm public liability and contractors' all-risk insurance.
  • Insist on a written contract with a defined scope, staged payments tied to milestones, and a retention held until completion.

Warning signs of a cowboy

  • Not NHBRC-registered, or won't enrol a new home with the NHBRC.
  • Suggests starting before the municipality approves the building plans.
  • Demands large cash payments up front, or has no written contract.
